Investors Property Management Company Renting Policy

Searching for the perfect rental property was never easier. We have just the rental you’ve been looking for. Investors Property Management, Inc. (“IPM”), located in Boise, Idaho is the exclusive agent and representative of the property owner and does not have any fiduciary or agency responsibilities to the applicant. All federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status or national origin of applicant. Our staff of Leasing Agents are eagerly awaiting your call.

GENERAL APPLICATION GUIDELINES: Applicants must meet the requirements of this Guideline. Each applicant 18 years of age and older must complete a separate application and pay the application fee of $35, which is non-refundable.

PROCESSING: Each application must be complete, signed and fee paid before it will be processed. Applications are processed in the order they are received. New applications will be accepted until the approved applicant has signed the lease and paid the first month rent and the security deposit. Investors Property Management is Agent of the property Owner, we act in their best interests and will select the most qualified applicant if more than one has applied. Processing can usually be completed within a few hours; however it can take longer if difficulties arise contacting your past landlords, employer or references. Copies of applicants drivers license or other government issued ID is required. All information supplied on the application will be verified. Applications containing false information will be denied. Each applicant approved must sign the lease and is fully responsible for all provisions in the lease including rent and/or any fees due. A Co-Signor may be obtained by the applicant, should the applicant be denied; however the Co-Signor must be approved by IPM. Co-Signor must sign the lease and accept full financial responsibility along with the applicant. Guideline requirements may be waived if applicant pre-pays rent for the full term of the lease.

RENTAL HISTORY: Applicant must have good rental references within the last 24 months unless applicant has recently sold their primary residence. Relatives are not acceptable as rental references. Application may be denied for evictions, property damage beyond normal wear and tear, illegal activity, refusal to re-rent by previous landlord or a rent and fees still owed to prior landlord.

INCOME: Application may be denied unless rent is no more than 40% of verifiable household income. To be considered as income, applicant must provide verification of Social Security Income, food stamps or child support. Unemployment payments are not considered income. Section 8 or BHA/AHA subsidy can be considered as income, but rent can not exceed 40% of the verifiable household income. If applicant has no income other than section 8 or BHA/AHA subsidy, they will be denied due to insufficient income.

CREDIT: All information showing on the credit report is subject to verification, including previous address and place of employment. To ensure that all applications are treated the same, IPM management team evaluates each application.

CRIMINAL BACKGROUND: A criminal record verification is made on all persons over the age of 18 who will occupy the property. Cause for the application to be rejected includes conviction of drug related felony, gang involvement of any kind, violent acts against another person, vandalism, arson, burglary or stalking.

PET FEE: Many properties have a no pet policy. If the property owner agrees to allow a pet, applicant will pay an additional pet deposit ($200) and a pet charge of $25 per month per pet. Cats must be spayed or neutered. Companion and support animals are exempt from these fees, however applicant must provide proof from physician of need for pet. The following types of dogs are not allowed at any of our properties:

Doberman Pinchers, Rottweilers, Pitbulls, German Sheppards, American Staffordshires, Chow Chows, or any dog that has any of the above breeds in their lineage.

CONTINGENCY LEASE : The applicant may rent the premises at the time of showing by paying the application fee and security deposit and signing a “contingency rental agreement.” (The unit is yours unless you are denied via the application process) The agreement is contingent upon applicant completing the application process to include: Income verification, credit report, criminal background, and rental history verification. If tenant fails to meet these criteria and is denied, the security deposit is refunded.

SECURITY DEPOSIT : The security deposit amount varies from property to property and must be paid in advance and must be paid by certified funds or cash. A personal check will only be accepted with a bank guarantee card.

SHORT-TERM LEASES : Many of our Owners will accept a short-term lease (less than six months). The minimum is two months and rent charged will be a premium over advertised rent. There is a two month minimum and the rental rate will be 10% greater than the advertised monthly rate. These properties are subject to season and availability.

CONDITION : Our rental units are cleaned and maintained to accepted standards in the industry. By signing the lease you are accepting the rental “as is.” If you require additional accommodations or changes, please make those requests during the application process. Any changes will be presented to the property Owner and if the Owner grants your request, the modification will be made prior to you taking occupancy.

LEASE SIGNING : Once you are approved, you will be notified by phone and we will schedule a lease-signing appointment. All leases must be signed within 48 hours of notification or we will continue to process other applications for the property. All adults age 18 or older must sign the lease.

RENTS : Rents based on current market conditions and instructions from the property owner. If you have viewed other comparable rentals for less, please let our leasing agent know and we will attempt to match the lower rent.
